Fadden suburb record broken with $1.675 million sale

A house in Fadden has broken the suburb record after selling for $1.675 million within hours of the first open home. 

The six-bedroom property at 46 Appel Crescent attracted three groups at the first open home, received offers from each group and exchanged four hours later, said selling agent Steve Thomas of Edge Real Estate

“With our preparation, we were confident to get the record price despite the fact the market has turned,” he said.

Appraisals for the home suggested the property would sell between $1.58 million and $1.65 million, but Thomas said the major factor that pushed the price over the record line was the presentation of the home. 

“The home was helped by its six bedrooms, three bathrooms and panoramic views, but the overwhelming feedback was in regards to the way in which the home was presented,” he said.

“You have to put the work into the home and into the garden … the preparation of a home is more important than it’s ever been in this current market.”

The home was designed by award-winning architect Clem Cummings and has a north-facing courtyard, a lounge that transitions perfectly to the deck for outdoor entertaining, and a stylish kitchen.

There is an undeniable appeal about Fadden itself, but 46 Appel Crescent accentuates everything that comes with living in the suburb, Thomas added. 

“Fadden has fast access to Woden Valley, the Canberra Hospitals, private schools in Woden, and also the reserve,” he said. 

“This one is adjacent to the Wanniassa Hills Reserve, so you sort of get a bit of a rural feel when you live in these higher streets. It’s got that, but also everything that Woden has to offer too.”

The buyers of the property were a family group looking to move into the area. 

Fadden’s previous suburb record belonged to a home just down the street, after 74 Appel Crescent sold for $1.635 million in February this year. This sale surpassed that by $40,000.
