Googong home sets township sale record at $1.125 million

A four-bedroom home at 71 Aprasia Avenue has set a record for the Googong township after selling via private negotiations earlier this month and surpassing the previous record by $50,000.

According to listing agent Gavin Van Zyl of White Rhino Property, the home which sold for $1.125 million was one of 19 display homes in the Googong Display Village built by BLD Homes. Mr Van Zyl said the home’s luxurious facade and interior features were a big drawcard for interested parties.

“There was a lot of engineering that went into the building,” Mr Van Zyl said.

“The house sits on a suspended slab… with views towards Googong’s countryside. With an oversized garage, a seamless indoor-to-outdoor flow, three separate living areas, high ceilings and double-glazed windows, the beauty is in the detail.”

The previous Googong township record was also held by Mr Van Zyl the house next door at 73 Aprasia Avenue which sold for $1.075 million in February 2019.

The new buyers were an elderly couple downsizing from an acreage property in Greenleigh Estate near Queanbeyan.

Mr Van Zyl said the “campaign started slow… but we found the perfect buyers who appreciated the details of the home and understood the value of the property”.

Speaking on the property market, Mr Van Zyl said there was not enough supply to cater to the growing demand from buyers who were looking to take advantage of the current low interest rates.

“We’re seeing a lot of buyer activity in the market and there are still a lot of people wanting to buy homes, however we’re not seeing people wanting to sell their homes,” he said.

“A lot of people are staying at home and don’t want others to come through their property [to privately inspect]. So, listings are drying up … there’s not enough stock.”

According to the Domain House Price Report for the December quarter of 2019, Googong’s median house price increased by 3.1 per cent to $670,000.

Googong masterplan

The self-contained township is nestled near the Googong Dam on Old Cooma Road just over the ACT border in NSW, overlooking the Molonglo Ranges. Eventually, the town will be home to five suburbs, 18,000 residents and 6500 homes.

Googong’s first suburb, Googong North, is already complete and construction began in 2018 on the second suburb, Googong Central.  

The Googong Central development will bring with it major supermarkets and a retail precinct, expected to open around 2024-25.
