A five-bedroom property in Gordon has set a suburb record after selling via private negotiations for $1.19 million, surpassing the previous record by $105,000.
The house at 23 Hickenbotham Street went under the hammer in November but failed to reach a sale and passed in at $1.13 million.
Selling agent Michael Martin, of Luton Properties Tuggeranong, said the home sold not long after. The property was exchanged this afternoon.
“When I walked through the property for the very first time, I knew that if there were a house to break the suburb record, it would be this one,” he said.
“It ticked a lot of boxes of a record-breaking home so I was fairly confident that it would be a record-breaking home.”
The house sits on more than 980 square metres of land and boasts uninterrupted views of Canberra’s south from the dining area and deck.
The property also has a complete cocktail bar, heated indoor swimming pool and a self-contained flat.
The sellers had lived in the property for 23 years, and it was time to downsize.
Mr Martin said the latest record sale is a “testament to the strength in the market”.
“To set a record in Gordon so early on in the year and beating the previous record by more than $100,000 is a good indication that the suburb sales in Lanyon Valley are only going to keep growing,” he said.
The suburbs within Lanyon Valley include Gordon, Conder and Banks.
Speaking on the general market, Mr Martin anticipates a busy year driven by high demand from buyers.
“It’s a good market right now and the biggest contributor to that has been the lack of stock available. It’s very much a supply and demand situation going on,” Mr Martin said.
“Right now, there’s very little stock but an overwhelming amount of demand which is evident in house prices going up and I don’t see that slowing down anytime soon.”
According to government records, Gordon’s previous record was set in 2016 by 33 Clem Hill Street for $1,085,000.
