A five-bedroom home in Gordon has set a new suburb record after it was sold via private negotiation for $1.345 million, surpassing the previous record by $40,000.
The property at 15 Van Praag Place, which sits on 946 square metres of land, was exchanged on Friday to a Tuggeranong family drawn to the house’s views of the region.
“There was a view from almost every room, and that’s what the buyers were looking for,” said selling agent Anish Sebastian of Confidence Real Estate.
“They were also looking for a lot of space in and around the house, and this home ticked that box for them.”
The property went under the hammer in June but passed in at $1.275 million. Interest for the property leading up to the auction was “strong” but failed to reach a sale on auction day.
Four weeks later, Mr Sebastian found the right buyer.
“With these types of properties, it does take some time before you reach the right price and find the right buyer, but we got there in the end,” he said.
“It was a house built in 2004 that had been meticulously maintained and updated by the sellers, so it was beautifully presented.”
Government records show that Gordon’s previous sale record was set only in July for the property at 15 Sturrock Place when it sold for $1.305 million.
“I was 100 per cent confident that this latest sale would set a new benchmark for the suburb, and I think it will hold as the highest sale for a little while,” Mr Sebastian said.
“There aren’t many properties of this calibre on the market right now, and residents in the area don’t want to let go of their homes just yet. It’s a tightly-held suburb. Once you buy here, you don’t want to leave.”
According to Allhomes listings, there are only three houses for sale in Gordon.
Under tight real estate restrictions at the time, the new home owners of 15 Van Praag Place were able to undertake a pre-settlement inspection of the property as required by law for the sale of the property to proceed.
The sellers decided to part with the home after they purchased a new property in Canberra’s inner-city suburbs.
With real estate restrictions easing in Canberra to allow in-person inspections, Mr Sebastian anticipates more “buyers to come to market” as more properties list for sale.
