The Tuggeranong suburb of Gordon has a new price record after a five-bedroom residence sold prior to auction for $1.305 million, surpassing the previous record by $115,000.
The property at 15 Sturrock Place was built by the sellers in 2015, selling agent Andrew Thorpe of Solely Properties said.
“Being only five years old with multiple living areas, in an exceptional location, backing [on to a] reserve with views of Canberra, it’s no wonder it got snapped up prior to the auction,” Mr Thorpe said.
Government records show the 1228-square-metre piece of land was purchased for $325,000.
The residence was scheduled to go under the hammer on Saturday, but the sale was brought forward after a flurry of interest.
During the course of the auction campaign, more than 40 parties had been through the home and a handful of groups viewed the house more than once, Mr Thorpe said.
“It all came down to two buyers who presented very similar offers, so we gave all the buyers a chance to make a best and final offer and that’s what happened,” he said.
The sellers decided to part with the home in order to move closer to Canberra’s northside, as “their day to day lives now revolve around” the area.
The new home-owners were a local family who would be moving from the Inner South, Mr Thorpe added.
Gordon’s previous suburb record was set in January by the property at 23 Hickenbotham Street when it sold for $1.19 million.
The latest sale comes after the Domain House Price Report for the June quarter showed Canberra’s median house price soared to $1,015,833, up 10.4 per cent over the previous quarter and 29.2 per cent over the year.
Should the pace of growth continue, Mr Thorpe said, he expected more “more residential benchmarks to be achieved before the end of the year”.
“The market is still very competitive in Canberra and I think this will continue for a while,” he said.
