The suburb of Gowrie has recorded its first million-dollar sale and broken the suburb record after a five-bedroom home quietly sold on Monday for $1.15 million, surpassing the previous benchmark by $242,000.
Selling agents James Carter and Jake Winters of Carter & Co Agents were confident that the property at 77 Coningham Street, Gowrie, would set a new record when they first viewed the residence.
“There’s a lot of older houses on bigger blocks here but because this house had been revamped and extended under the sellers’ ownership, all that was left to do was move in,” Mr Carter said.
According to government records, the sellers bought the house in 2017 for $625,000. Under their ownership, they installed a new kitchen, bathrooms and floorboards, and extended the residence to include a granny flat with its own bathroom and kitchenette.
“There aren’t many houses of this calibre in Gowrie. Not many houses have this type of renovation to it so this definitely appealed to buyers,” Mr Winters added.
The sellers decided to part with the home because they moved interstate. The new owners are a local Canberra family who had been house hunting for a few months.
“We’ve dealt with the buyers numerous times in the past and, considering how hot the market is at the moment, they made an offer and the house sold off-market,” Mr Carter said.
Government records show Gowrie’s previous record was set in 2020 by the property at 7 Wray Place, which sold for $908,000.
This sale is the 14th suburb record broken since the start of the year and the ninth in March, alone. Mr Carter also broke O’Connor’s record in February when he sold a five-bedroom house for $2.615 million.
“We’re seeing prices reach new heights and obviously that’s evident with the many suburb records we’ve seen lately,” Mr Carter said.
“There’s strong growth in these Tuggeranong suburbs and I think we’ll continue to see more houses reach record highs here and across a number of other Canberra suburbs considering the level of demand right now.”
