Hawker home sets suburb record, selling for $2.04 million

The sale of 8 Marrakai Street, Hawker surpassed the previous suburb record by $515,000.

A four-bedroom entertainer’s dream has set the suburb record for Hawker after selling via private negotiations on Thursday for $2.04 million, surpassing the previous benchmark by $515,000.

Listing agent Richard Luton of Luton Properties Manuka was confident the residence at 8 Marrakai Street would break the suburb record when he first listed the home.

“I was 100 per cent, no 1000 per cent sure, that it would set a new record, I just knew it,” Mr Luton said.

“It had breathtaking views across the Brindabellas from the back porch and from the balcony at the front, you can spot as far as Gungahlin Town Centre.

“It was arguably in one of the best spots in the best street of Belconnen.”

The street, which is renowned for its former diplomatic residences, boasts sprawling grand homes. Mr Luton added a property of this calibre would likely break any suburb record across Canberra.

The house with its newly crowned title sits on 1887 square metres of land and has multiple open spaces and a rooftop terrace. 

Inside are elegant interiors with a grand staircase and living areas brimming with charm.

“This big executive residence was fully renovated from the front to the back. Every corner of the house was tended to and are all of the high-quality finishings,” Mr Luton said.

The vendors sold the property to downsize and the new buyers are making the move from interstate.

According to government records, Hawker’s previous record was set in 2013 by 16 Marrakai Street, which Mr Luton was also the selling agent for.

Speaking on the market, Mr Luton said a current shortage of homes had not deterred buyer behaviour.

“I recently sold a Weetangera home which had 13 registered bidders and another one in Rivett which had 19 registered bidders … so there is plenty of demand coming from buyers right now,” he said.

“If I was planning to sell, I wouldn’t wait until springtime at all. Houses are being bought as soon as vendors decide to sell them.”
