A canny investor, visionary tourism operator, or astute syndicate will quickly realise the value within seven renovated fishermen’s cottages that offer the ultimate romantic getaway in spectacular Jervis Bay.
The Hyams Beach Seaside Cottages last came onto the market nearly 30 years ago. At the time, owners Glenn and Angie Robins purchased the seven huts for $450,000 when the village was a well-kept secret with few tourists.
Since then, the heritage-listed cottages – built as fishermen’s cabins in the 1920s – have been transformed into luxury one-bedroom suites, each with a bush and ocean view from a north-facing deck.
This boutique accommodation is opposite the often claimed whitest sand in the world and offers the most sought-after couples-only accommodation on the South Coast.
The couples-only market has the highest per capita nightly rate and the lowest per capita wear and tear, making it, arguably, the best holiday rental market segment for investors to target.
Craig McIntosh of The Holidays Collection says the cottages also deliver a high occupancy rate.
“That sits at around 60-70 per cent, per annum with peak rates of $350 per night,” he says.
“There’s certainly potential to push those rates toward the $500 per night bracket.”
There’s also an opportunity – subject to council approval – to further develop the 2641 square metre site to offer more cottages, to build a separate residence, or a sub-division for residential or tourism purposes.
“A DA was approved back in 2001 for three extra cabins, but that didn’t proceed,” McIntosh says.
“It does, however, set a potential precedent for a future application.”
The cottages are currently operated as a self-managed super fund investment property, leased to The Holidays Collection.
A property investor could continue the existing lease arrangement or put the cottages under management by The Holidays Collection on a commission-only basis.
They could also take on the management and operate the cottages themselves on a day-to-day basis while enjoying the relaxed lifestyle of Jervis Bay.
