Property prices are booming and the Inner South is leading the way, widening the margin between it and its rival north of the lake.
The December quarter saw the median price for a detached home in the district hit $1.375 million – a big jump over the Inner North’s $1,026,500.
Bill Lyristakis of Berkely Residential says the Inner South is an enduring magnet for buyers as it promises a safe investment.
“It’s also a natural upwards progression on the property ladder,” he says. “And the Inner South offers great value for interstate buyers exiting bigger markets like Sydney.”
Lyristakis says the area also has other advantages, including the fact many suburbs are not hampered by heritage restrictions.
“That means buyers have the opportunity to more easily remodel homes to reflect exactly what they want,” he says.
“And the Inner South has the fundamentals of schools, shops, transport and proximity to workplaces.”
Bree Currall of Belle Property Canberra says the Inner South market is incredibly strong at the moment.
“Forrest, Griffith and Red Hill remain constantly sought-after but, with limited stock, there’s lots of activity around anything in Narrabundah that comes to market,” she says.
“We’re also seeing interest pick up in Hughes, which has been something of a sleeper.”
Currall says she has seen strong movement in Inner South prices within a short space of time.
“We started a conversation with one Inner South seller in October with a price guide around the high nines,” she says. “The home eventually sold in February for $1.266 million.”
