Townhouse building approvals soared 21 per cent last year, according to ABS data, and agents argue key factors are at play.
Matt Shipard, of HIVE Property, says at least two events in the Canberra market have probably contributed.
“There’s been a lot of building on remediated Mr Fluffy blocks and that’s seen a rise in townhouse developments,” he says.
“There’s also been more townhouses going into new suburbs like Denman Prospect, Wright and Coombs.”
Shipard says demand for townhouses has been strong, particularly among first-home buyers and downsizers.
“Low-interest rates mean first-home buyers can consider a more spacious townhouse in one of the newer suburbs rather than an apartment,” he says.
“They can get much more value – a bigger footprint, usually including a garage and courtyard and more living space.”
Boris Teodorowych, of Boris Property, says townhouse developments in established suburbs usually arrive with higher price tags, often comparable to family homes.
“The land-value component tends to be higher within the aspirational suburbs and builders also aim their products at specific types of buyers,” he says.
“Downsizers are usually willing to live on smaller blocks, but want an upgrade in their standard of living. Generally, they are looking for big living areas, spacious outdoor entertaining options, great kitchens and bathrooms – and often a master suite on the lower level.”
Teodorowych says demand for townhouses will be ongoing.
“Buyers like the combination of luxury with low maintenance,” he says.
