When I look at my group of 30-something-year-old friends searching for a new home, ranging from professionals to couples and young families, more often than not, a brand new build is most appealing. 

The idea of renovating an old home or building their own home from scratch seems exhausting and chews up time that could be better spent simply enjoying themselves. Heaven knows that’s something we’re all craving after emerging from 10 weeks in lockdown. 

So, if the majority of my own friends are looking for a new home built for them, it makes sense that a development like Motto in Straithnairn has sold over 50 per cent of its units in just over a week on the market.

Built by local builder Meridian homes and designed by Alessandro D’Ambrosio of Arktitex, this boutique development is a collection of separate-title four-bedroom homes.

“When we sell something off the plan, it’s critical for us to know and trust the builder and developer,” says agent Matt Shipard of HIVE Property. 

“Purchasing off the plan is a collective approach. A buyer needs to feel comfortable and confident in what they are buying and it’s so easy for us when we are supremely confident in the build quality, craftmanship and execution from Meridian Homes.”

From current buyers, Shipard says one of the most consistent pieces of feedback he has received has been the quality and functionality of the floor plans. 

“Within this price range, people can still afford to buy a home, so it was critical the architectural design went above and beyond to appeal to people’s needs,” says Shipard.

“Our architect Alex has done a brilliant job. What makes a big difference with these floor plans is less circulation space, allowing for more efficient use of space in the liveable areas. There is really no dead space. Anywhere that could be hallway instead has storage or a door leading into another room.”

The final result is functional layouts with a minimum of 150 square metres of space just in the liveable areas. 

But it’s not just the product that’s drawing in young buyers. 

“When this area is finished, it’s going to be a really great community,” says Shipard.

“People want the space, the product and the design, but they also want to be a part of something. What I also really like about this location is that it’s on the border of ACT and NSW. It leads straight into nature reserves and down to the Murrumbidgee.

“You get that same kind of feeling you get in Glen Eagles. It’s right on the edge of town, looking into a beautiful landscape with lots of lovely walking trails to take you through the reserve and down to the river,’ he adds.

Completion is expected in 2022.
