Picture this: You walk out of your front door each morning and are greeted by the sound, smell and view of a cascading waterfall. It sets the tone for the day with a sense of balance, tranquillity and composure that’s sure to trump the pandemonium of the outside world.

At Coomb’s newest development Molonglo Falls, this is exactly how you’ll start (and finish) every day. How? Because a group of 140 apartments are being built around a grand atrium that includes a magnificent seven-storey waterfall.

Developed by Zapari Group and designed by Cox Architecture, the one, two and three-bedroom apartments are unlike anything previously offered in the Molonglo Valley.

Molonglo Falls combines high-end living and inclusions with optimised shared spaces and a biophilic design connecting occupants to nature.

“In order to achieve a biophilic design we looked at how we could incorporate elements into the building such as water, air, sunlight and greenery,” says Cox Architecture director Ronan Moss.

“It was the organic form of the building designed to respond to both nature and water which led us to the concept,” he says. “Our vision was for the soft exterior to reflect an escarpment of tearing rocks which would wash seamlessly into the waterfall feature.

“Water is a key element for creating therapeutic spaces. [The] smell and sound of the water play a beneficial role in connecting residents to real-life landscapes. The waterfall plays a key role in creating a sympathetic relationship to Molonglo Valley,” he says.

A major emphasis has also been placed on the cross-ventilation of the building to allow fresh air and apartment living to co-exist. The design allows air to move through the atrium to moderate temperature, reduce moisture accumulation and eliminate stale air.

“We denoted the atrium the green lung of the suburb as it, along with matured trees, provides breathing zones,” Moss explains. “The atrium allows the apartments to open in two directions to achieve cross-ventilation, improving apartment living standards.”

This airy and organic sentiment is carried through to the apartments themselves. Living areas flow effortlessly through to the balconies. Full-height windows maximise light and views.

Daring bathrooms are the ultimate space for relaxation with curved walls, freestanding tubs, frameless shower screens, mosaic tiling and a drenching of natural light. After dark, integrated strip lighting ensures a perfect ambience.

Moss says the ground-floor apartments have large courtyards, with the biggest being 240 square metres.

“They are perfect for young families and pet-owners and boast their very own winter gardens so the spaces can be enjoyed all year round,” he adds.

And to top it all off, residents have access to a plethora of private amenities including an outdoor rooftop cinema, a winter garden with fire pit and woodfired pizza oven, a bike workshop, urban playground and three luxury private escapes with kitchen, bar, teppanyaki barbecue and spa.

Expected completion is mid-2022.
