10 Solander Place, Yarralumla, is going to auction on May 22.

Autumn is that time of year when the warmer months are both behind us and not yet visible on the forward radar.

But homes keep getting sold and presentation, particularly of gardens and outdoor spaces is even more important.

Tim Burke of Luton Properties Weston Creek and Molonglo Valley says gardens make critical first and last impressions.

“They are usually the first sighting of a property and the last memory after an inspection,” he says.

“Homes are selling really well, but attention to detail in presentation is still just as important.”

Burke recommends leaves are regularly raked, lawns clipped and plants pruned as necessary.

“Carry that maintenance through to the rear of the house and ensure the outdoor entertaining areas are presented at their best,” he adds.

“Buyers have to be able to imagine themselves enjoying all these spaces.”

Martin Rolfe of Restyle Landscapes says autumn outdoor entertaining spaces have never been more popular and are a priority for attention when selling.

“People are looking at how these spaces can be used year-round, and how they can be heated takes on new importance as we move into the cooler months,” he says.

“I’ve seen a significant rise in the popularity of fire pits in the last couple of years – not just for their functionality, but also in their form as year-round sculptural pieces.”

Rolfe says another trend is plants like magnolias and camellias being used as statement and privacy features outside bathroom and kitchen windows.

  • First impressions. A front garden says a lot about a home before a buyer even gets inside. If the garden is well maintained, it’s likely the interior will meet the same high standard.
  • Styled to perfection. It’s become quite common to have a home interior professionally styled for its marketing campaign. Don’t be afraid to call in the experts to help get gardens picture perfect.
  • Living the dream. The whole idea behind top-drawer presentation is to enable potential buyers to imagine themselves inhabiting a new space – and the garden environment is an integral element.

Allhomes’ top pick of leafy homes for sale:

Yarralumla

Charm is often in the eye of the beholder, but in the case of this Yarralumla gem, the verdict is likely to be unanimous.

This three-bedroom home is just picture perfect and right at home in its well-tended cottage gardens. It’s sited in a whisper-quiet street, only minutes from Lake Burley Griffin.

10 Solander Place, Yarralumla

That charm begins with a winding redbrick path that leads to a covered front verandah. Inside, cypress pine flooring adds warmth while high ceilings increase the sense of space.

The formal living and dining area are filled with light and lead to a renovated kitchen. It features Corian benchtops, a gas stove, a pantry and a breakfast bar. The adjoining meals and family area flows through french doors to a sunny entertaining deck overlooking a picturesque back garden.

The three bedrooms are segregated and offer garden outlooks. Two have access onto the rear deck. The master bedroom has a big tick with its renovated en suite.

Ducted gas heating and evaporative cooling provide year-round comfort. There is a single automatic garage with internal access, an allocated car space plus three visitor spaces that are shared between the homes.
