Stake your claim in Canberra's surrounding Queanbeyan region

Cross border Queanbeyan is hitting price rise highs with buyers from Canberra and further afield staking their claims in this popular NSW regional town.

Stephen Thompson of LJ Hooker Manuka says the historical price gap between cross border neighbours has narrowed dramatically during the COVID-19 crisis.

“The average price in the detached home sector is now comparable at around the $1 million mark as it is in Canberra for a quality four-bed, two-bathroom home,” he says.

“Factors at play include tight supply and a pool of motivated buyers competing to acquire a property.”

Thompson says further factors include an element of discovery.

“Many potential buyers say they never realised Queanbeyan had pockets of gems like those on the river where the cover property is located,” he says.

“And council rates can be a third of what they are for similar standard properties in Canberra.”

Area specialist Gavin Van Zyl of White Rhino Property says the local market is running red hot.

“Prices have risen up to 50 per cent over the past 18 months and they are selling a lot faster,” he says.

“As an example, we sold 14 properties in one nine-day period this month, all at prices beyond vendor expectations.”

Van Zyl says the apartment market is equally hot with prices for a two-bedroom unit increasing from $350,000 to around $500,000 within a couple of years.

“There’s a strong appetite from investors because of healthy yields due to low vacancy rates,” he says.
