Streets ahead in appeal: Where are the most desirable streets in Canberra?

Agents say one of the most important drivers for many prospective buyers is proximity to a range of quality schools, primary and secondary.

All streets are not equal when it comes to buyer aspirations, but what drives the appeal behind a dress-circle address?

Louise Harget of Belle Property Kingston says a range of influences contributes to the desirability of a particular street.

“Firstly, they are usually in a sought-after suburb and, within that, some streets establish a particular aspirational quality around them,” she says.

“It’s difficult to be specific, but some common factors include location and area history. They are big factors in, say, the Inner South.”

Harget says one of the most important drivers for many prospective buyers is proximity to a range of quality schools, primary and secondary.

“At a street level, it can also include the aesthetic character of neighbouring homes, size of the land and the natural environment – verge trees and perhaps proximity to a reserve,” she says.

Stephen Thompson of LJ Hooker Manuka says practically every suburb has streets that have greater appeal.

“They can be anywhere. Rivett, for example, has a big park and people like living around that kind of aspect,” he says.

“Griffith has a number of streets that are sought after: Jansz and Grant crescents are very popular for their leafy surrounds and quality homes.”

Thompson says big blocks are also drawcards in, say, Red Hill’s Wickham Crescent and Vancouver and Torres streets.

“There are some beautiful long-established gardens with almost park-like grounds,” he says.

“But one of the biggest ticks for buyers is that sense of seclusion and privacy.”

 

  • Privacy. A sense of seclusion is a desirable quality that can contribute to the reputation of a “sought-after” street. Buyers often favour a setting that offers privacy from neighbours and road traffic.
  • Character. There’s no substitute for history and many sought-after streets are in our longest-established suburbs. Mature trees with lush canopies, character homes and big garden blocks are all part of the appeal.
  • Location. Of course, it’s everything. A big driver for families is proximity to a range of quality primary and secondary schools. Convenience to shops, recreational options and workplaces also deliver big ticks.
