All streets are not equal when it comes to buyer aspirations, but what drives the appeal behind a dress-circle address?
Louise Harget of Belle Property Kingston says a range of influences contributes to the desirability of a particular street.
“Firstly, they are usually in a sought-after suburb and, within that, some streets establish a particular aspirational quality around them,” she says.
“It’s difficult to be specific, but some common factors include location and area history. They are big factors in, say, the Inner South.”
Harget says one of the most important drivers for many prospective buyers is proximity to a range of quality schools, primary and secondary.
“At a street level, it can also include the aesthetic character of neighbouring homes, size of the land and the natural environment – verge trees and perhaps proximity to a reserve,” she says.
Stephen Thompson of LJ Hooker Manuka says practically every suburb has streets that have greater appeal.
“They can be anywhere. Rivett, for example, has a big park and people like living around that kind of aspect,” he says.
“Griffith has a number of streets that are sought after: Jansz and Grant crescents are very popular for their leafy surrounds and quality homes.”
Thompson says big blocks are also drawcards in, say, Red Hill’s Wickham Crescent and Vancouver and Torres streets.
“There are some beautiful long-established gardens with almost park-like grounds,” he says.
“But one of the biggest ticks for buyers is that sense of seclusion and privacy.”
