Sussex Palms Holiday Park is a freehold caravan park that's now for sale.

All forms of short-term accommodation in coastal settings are enjoying boom times and, perhaps, one of the simplest to run is a caravan park.

Here’s one in popular Sussex Inlet that’s perfect for those seeking a change of lifestyle with business income – or for an astute investor looking to add another solid asset to their portfolio.

The Sussex Palms Holiday Park is a wonderfully colourful, freehold caravan park that’s a proven family favourite within walking distance of the town centre, inlet and boat ramp. And, yes, there are plenty of palms!

It offers a range of accommodation including powered sites and cabins – all the way up to a three-bedroom, two-bathroom bungalow – on an overall site of nearly 7000 square metres. There’s also strong, ongoing rental income from 28 privately owned sites. 

Many of the cabins are presented in a jolly rainbow of colours that enhance the park’s welcoming presence. They offer Wi-Fi, bathrooms, air-conditioning, TVs and fridges.

“There’s less need these days for an on-site manager,” he said. “Bookings are made online while housekeeping, cleaning and ground maintenance are all outsourced. You could manage it from Canberra if you wanted.”

Rogers said the very comfortable owner’s residence could also be enjoyed by those who wanted to relocate and make a lifestyle change.

“Residential prices have gone through the roof at Sussex Inlet, with a local median price now around $700,00.”

The latest Domain House Price Report revealed Sussex Inlet’s median house price had increased by 9.8 per cent over the past year to $711,000.

Rogers added that further park upgrades could include the introduction of high-end boutique cabins.

“Four-star versions can now attract tariffs of between $500 to $700 a night,” he said.

Sussex Inlet has a unique location between St Georges Basin and the ocean. It’s a firm favourite with water lovers as it has access to tidal canals and little beaches and is ideal for fishing, boating, kayaking and stand-up paddle boarding. And there are plenty of options for hiking and cycling in the nearby Conjola National Park.

The town is about halfway between Nowra and Ulladulla and is an easy drive from Sydney and Canberra.
