In the hunt for the perfect beach house, there are always going to be a lot of boxes to tick. Ocean views? Easy beach access? Quiet location? Plenty of light? Space for friends to come and stay? Cosy spots to curl up with a book?

The elevated position allows views for days. From the breakfast bar, you can look out over the lush gardens with filtered ocean glimpses while enjoying your morning cuppa.

Or step out onto the sprawling sun deck, where full views of the ocean open up before you. It’s a sunny spot that works equally well for entertaining or for quiet relaxation.

“Off the deck, there’s a studio which could be a great hobby space or could be converted into Airbnb accommodation,” Pryde says.

Downstairs is a shady deck which helps make the most of the large, 885-square-metre block, while a second bathroom and laundry area are tucked under the main house.

Sitting in a quiet cul-de-sac, the home feels like a private escape, worlds away from anywhere, yet there’s plenty conveniently close by.

The restaurants, cafes and shops of Mollymook are a short walk away, while there are also golf courses and a bowling club nearby.

The beach itself is just under a one-kilometre walk away, via two shortcut paths. In the car, it’ll take only a few minutes
