The premises is seeking a restaurant/bar operator to enliven Northbourne Avenue and make their mark in Canberra's hospitality scene.

There’s a vibe around the Sydney Building that suggests it’s garnering attention, making up ground against its cross Northbourne Avenue rival.

The competing Melbourne Building has clearly edged it in popularity, particularly among the hospitality sector, boosted by cool factor infusions from quality night-time entertainment destinations like Molly and Bar Rochford.

But the competition is about to heat up with the developing Verity Lane within the Sydney Building promising a game-changer.

In the broader building, a refreshing of tenancy offerings is definitely underway like this option at 32 Northbourne Avenue, formerly known as the Treehouse Bar.

Chris Antos of Laing+Simmons Commercial rates the space as “an incredible opportunity” for a restaurant/bar operator to make their mark in Canberra’s hospitality scene.

“This would definitely suit an existing operator who has already developed a following,” he says.

“Early adopters into a resurgent Sydney Building will lead the way to more quality offers.”

Antos says the space could be configured to a number of hospitality options like a bar or bar/restaurant.

“A mezzanine level offers the option of an upper-level bar and a ground-floor restaurant,” he says.

“The space is being offered with its existing fit-out, and the owner is willing to discuss incentives with a potential new tenant with a fresh vision.”

It also includes a commercial kitchen and restrooms. And, of course, it’s a stroll to the bus interchange and light rail terminus.
