New or very recent builds come packed with advantages for home buyers, according to local agents.

Yash Sethi of New Door Properties, who lists this week’s Throsby feature property, says flexibility in space and high levels of comfort are top of the list.

“COVID changed people‘s mindsets around what they need from a home and the answer for many has been to seek more room and more flexibility within those spaces,” he says.

“Work-from-home as an ongoing option has created a need for studies or home offices, or for other rooms that can be converted to that purpose.”

Sethi says people are also drawn to new builds because they incorporate the latest advances in home design and are completed with on-trend fixtures, fittings and finishes.

James Carter of Carter and Co Agents says land shortages are also driving the popularity of knockdown-rebuilds, renovations and extensions throughout the ACT.

“People are looking to maximise home value with more multigenerational living options and through other innovations like granny flats,” he says.

“Buyers are also considering their space requirements in light of work-from-home options and in higher levels of energy efficiency in the face of rising costs.”

Carter says another driver for new builds is the desire to become part of a community, and he nominates Ginninderry as a successful masterplan.

“There are different dwelling options and it offers a great lifestyle close to all kinds of amenities and transport,” he says.

  • Energy efficiency: New homes are built with the latest construction materials and building technologies that meet or exceed energy efficiency standards. This can include insulation and other features like double or triple glazing.
