Why home buyers are flocking to the Gungahlin region

Home buyers continue to flock to the Gungahlin region as it represents some of the best value for money in an overheated Canberra market.

Its March year-on-year growth of 7.4 per cent – enviable in any ordinary year – places it sixth out of the territory’s eight regions with a median house price of $752,000 according to the latest Domain House Price Report.

That’s a buy signal, according to Luke McAuliffe of Luton Gungahlin, who says families are drawn to the Gungahlin region because of the diversity of available homes.

“Block sizes vary from low maintenance to sprawling bigger blocks, and detached homes range from the modest to the visionary,” he says.

“The Throsby property [featured in the picture above] is a case in point. It would suit the most fastidious buyer as it contains everything you could ever want in a home – and it is built and finished to the highest standard.”

Despite the region’s attractive price tags, there are suburban pockets to be found that offer buyers a taste of luxury that rivals the high-end homes in the south.

McAuliffe also holds the Gungahlin region’s sale record of $2.475 million, set in November last year at auction.

He says the region’s other advantage is that it has matured into a state of “self-sufficiency”.

“Most of the suburbs have their own shopping centres; there are plenty of recreational and other amenities – it’s a very family-friendly area,” he says.

“And it’s well connected with access roads and the light rail.”

 

  • Value. The Gungahlin region has cemented its position as one of the territory’s most affordable regions with a median price of $752,000. Head north to make that home purchase budget go further.
  • Variety. With a history of development stretching back about 30 years, there are plenty of options in land sizes, dwelling types and price points to suit everyone from first-home buyers to downsizers.
  • Maturity. The region has certainly grown up, which can be seen in its infrastructure, facilities and amenity. Shopping centres abound as do schools, recreational facilities and transport including light rail.
