With Canberra's rising house prices, high-end units are having a renaissance

Downsizers have been expressing an interest in high-end apartments.

High-end luxury apartments are enjoying a renaissance on the back of windfall home-owner price growth.

The unexpected, but welcome boost to family homes has seen those on the cusp of downsizing now able to consider penthouse living – with money to spare.

Melissa Martin-Smith of Luton Properties Dickson, who recently sold a three-bedroom luxury apartment in Braddon, says more downsizers have been expressing an interest in high-end apartments, but have firm ideas on what they need.

“They definitely want big spaces – for living, entertaining and to accommodate visiting family and friends,” she says.

“And they want to live in walkable neighbourhoods where they are close to supermarkets, medical, cafes and more.”

Martin-Smith says the big challenge is to find the right property with the right attributes in the right location.

“Developers have concentrated on one and two ‘beddies’, but downsizers are cashed up and eager for more big-footprint apartment options,” she says.

Apartment specialist, Boris Teodorowych of Boris Property says supply is one issue, but location is another.

“Downsizers are very particular about where they want to live and the big apartments and penthouse aren’t necessarily in the places where they want them,” he says.

“That puts an extra premium on those that do become available in, say, the Kingston Foreshore.”

Teodorowych agrees space is a priority for buyers with 180-square-metre options and above in thin supply.

“These buyers are less likely to compromise and can be prepared to wait indefinitely until the right property comes along,” he says.

 

  • Space: High-end buyers place a big premium on space, opting for apartments with balconies, terraces and three bedrooms. They want room to live, entertain and sleep guests. 
  • Location: A walkable neighbourhood is another high priority for luxury apartment buyers. They want to be close to lifestyle and other essential needs including cafes, restaurants, supermarkets, medical facilities and recreational options.
  • Views: High-end apartment downsizers want aspects that add to their lifestyle changes. Never-ending views are highly regarded with lake scenics at a premium while mountain panoramas are also highly regarded.
