Woden Valley property prices are inching towards a $1 million median, according to the latest Domain House Price Report – and local agents are unsurprised.
Brad O’Mara of Ray White Queanbeyan/Jerrabomberra says a combination of factors is in play.
“There’s renewal going on throughout its suburbs, and the cost of new builds pushes up prices,” he says.
“You’ve also got increased demand. For example, tight stock in the Inner South prompts buyers to look further afield – and the Woden Valley is right next door.”
O’Mara says there is also strong enquiry from Australians overseas who want to return.
“They will have a family member or proxy bid or make an offer for them. This adds to the demand.”
O’Mara says Woden Valley also delivers a solid value proposition.
“It’s a central location, close to everything – schools, shops, hospital and more,” he says.
Matt Shipard of HIVE Property says shifting perceptions are contributing to the increasing popularity of the Woden Valley.
“It’s something of a contest around value,” he says.
“Buyers are taking a fresh interest in the region and seeing there are great properties on offer,” he says.
“In most cases, you get more for your money – or you can spend less than you would in the Inner South and still get everything you want.”
Shipard says Garran and Curtin are strong buying prospects while Torrens is on a price-growth curve.
“Keep an eye on Mawson, too – there’s great value there,” he says.
