As interest rates continually rose, affordability was keenly chased by Aussie buyers.

In some lower brackets of the market, demand was so high that resulted in medians rising.

Nine unearthed some special buys in 2023, priced under $430,000. One has hopes of $99,000. From waterfront homes, to resort style retreats, a chic Sydney Harbour-side apartment and country getaways, these were the standard unique and affordable offerings of the year.

The little studio apartment – at 2.7-metres wide and 5.7-metres long – was listed with a price guide of $225,000 to $247,000.

It has windows to the next-door St Canice’s Church, which was built in 1889 and provides a picturesque backdrop to the itty-bitty pad.

The single-room studio apartment has a kitchen but no bathroom. These facilities are shared among residents of the building.

Is this cute 1960’s cottage Australia’s most affordable sea change? The property in Tasmania’s West Tamar area was built in 1963 and has been recently renovated.

The real estate phrase “a stone’s throw” was created for 14 Ferguson Street, Kelso. It is a short distance from the water’s edge. The local boat ramp is three minutes’ away.

The cottage sold for $340,000 on November 3, as stated on the listing.

In the island’s central region, the address includes a one-bedroom timber cottage – one of a number of weekenders in the area, the listing explains – and 87 hectares of land.

A heritage cottage in regional Western Australia has been whisked off the market for $100,000. One of the most affordable – and liveable – period homes in the country sold on July 10, the listing advises.

The cream and red house at 18 Winfield Street in Morawa, in the state’s mid west, has treasured period characteristics – true to its 1925 origins – beyond a handsomely deep, wrap-around verandah.

Inside are wood-panelled walls, French doors to the shady verandah, which combats the intense WA heat, and floorboards.

The neat, welcoming property has three bedrooms and one bathroom, in the town’s centre, 370km north of Perth. The deal was struck by agency Peter Kuhne Real Estate.
