Businesses looking for substantial, but increasingly rare CBD space will want to take a close look at this six-storey refurbished Moore Street building with three levels of basement parking.
Number 17 was recently relaunched after a $4.5 million upgrade when Colliers International introduced it to a gathering of about 100 government and business decision-makers.
Leasing agent Aaron Bruce says there is a lot to like about the freshest office space in the CBD’s northern quadrant.
“It’s been a meticulous refurbishment that has brought it in line with A grade standards,” he says.
“There’s already been strong interest and we’ve been continuously conducting inspections with prospective tenants.”

“Modelling indicates the building is capable of achieving a 5.5-star NABERS Energy rating,” Bruce says.
“If that happens, it will become the first commercial building of this size to reach that rating in the ACT.”
The property comprises six levels of high quality office space and features 65 car parking spaces across three secure basement floors. These are serviced by two high speed lifts.
Other upgrades included a cosmetically-enhanced facade, along with a refurbished entrance, lift lobbies and end-of-trip facilities including some 80 bike racks, lockers and shower facilities with ironing boards, even hair dryers and straighteners.
The building offers excellent floor plate efficiencies with typical floors of approximately 1,000 square metres while the total net lettable office area is some 5,752 square metres. Floors are designed for flexible fitout and the ability for multiple tenancy options.

“Prospective tenants considering large space in the city should act now because opportunities like this are going to become increasingly rare over the next few years,” Bruce says.
“Vacancy rates are trending down and we are going to see a further tightening of leasing opportunities in the CBD market.”
