Canberra-based businesses regard Queanbeyan locations with a degree of envy when it comes to buy-in prices and ongoing costs such as rates.
And that’s why this offer on Yass Road is getting substantial interest from potential buyers.
Yass Road, for the uninitiated, is one of the busiest thoroughfares in the Queanbeyan and Canberra region, characterised by high volumes of traffic.
That makes this property highly visible with its rectangular, fully fenced plot of more than 800 square metres.
Sitting on it is a two-storey building of 719 square metres, with on-site parking at the rear and customer parking at the front. The building has roller door access.
The outgoing tenant focused on office furniture, but there are plenty more permitted potential uses. These include a garden centre, general or light industries or hardware and building supplies.
But wait, there’s more: also as an industrial retail outlet, industrial training facilities or landscaping and material supplies. And on it goes.
Steve Burke of Burgess Rawson Canberra says interest had been received from some two dozen potential buyers.
“There’s been a strong level of enquiry particularly among the owner-occupier cohort,” he says. “We’ve heard from those in wholesale, repair shops, dealerships and more.”
Burke says the site has redevelopment potential with a permissible maximum height of 12 metres.
