Demand increasing for three-bedroom apartments in Sydney

Luxury three-bedroom apartments are proving a popular addition in new developments as downsizers seek to maintain sizeable living spaces and more young families take up unit living.

Three-bedroom apartments priced from $500,000 are on offer at the Allen Jack + Cottier Architects-designed V by Crown in Parramatta.

“There’s pent-up demand for three bedrooms,” says Crown Group project and commercial sales director Anthony Falas. “Many potential buyers have been waiting for the release of these. We have taken a few deposits already.”

Falas says one of the buyers was a young family who don’t want to maintain a large home and garden.

When complete, the $309-million 29-storey V by Crown will house 519 apartments and the three-bedroom configurations will be on the upper levels.

At Illume in Little Bay Cove there are 15 three-bedroom penthouses on the market. Illume’s Malaysian developer has a masterplan that should appeal to downsizers not wanting to lose the open space and community feel of a house.

“We took a communal approach, creating shared courtyards and spaces. Residents will still have their privacy, but there will be much more chance for interaction between neighbours,”  says  Kimmy Khoo Poh Kim, executive director of TA Little Bay, a wholly-owned subsidiary of TA Global Berhad.

Bordering Little Cove Beach and four golf courses, Little Bay Cove offers 13.6 hectares of lakes, wetlands, remnant bushland and walking trails.

On the other side of the Harbour Bridge, The Mint, Willoughby, has 15 three-bedroom apartments for sale. The developer of the project is Ceerose, which  delivered the Tony Owen-designed Eliza building and its coveted penthouse that sold for more than $12 million.

Tree-filled garden atriums that open to the sky and let sunlight and air into the heart of The Mint are typical of the innovative design mindset that is shaping the latest apartment creation from Ceerose, the developer behind Sydney’s celebrated Eliza building opposite Hyde Park.

Architects P.D. Mayoh​ have focused on creating a village-square feel with meandering walkways, shared spaces and four landscaped terraces, one of which will be a play area.

The fresh air flooding into the atriums will be “a welcome change for residents from the usual airconditioned and artificially lit corridors and lobbies”, says P.D. Mayoh’s Peter Hinteregger.

The five-level development will comprise 104 apartments and 154 parking bays spread over two basement levels. Walkways inside the building will be open galleries with glass balustrades, enabling visual connections between levels.

Malaysian developer TA Global Berhad has just launched Illume, the second stage of its $700-million Little Bay Cove development.

With 40 different internal layouts on offer, the 179 apartments should have broad appeal. Kimmy Khoo Poh Kim, executive director of TA Little Bay, says the design aims to give the “apartments a more bespoke look and feel, and to maximise views over Little Bay waters and Botany Bay”.

The trio of five-level buildings has been designed by Tony Caro Architecture and Simon Mather of Mako Architecture. The interiors feature timber flooring, natural stone, textured terrazzo and LED lighting.

The phones have been running hot after the launch of the second tower of V by Crown at Parramatta, says Crown Group project and commercial sales director Anthony Falas. “We’ve been inundated with inquiries about our new release, which shows the demand for quality apartments at this price point in Parramatta,” he says. “Many of our studio, one-bedroom and one-bedroom-and-study apartments are under $750,000 with great views and aspects.”

Potential buyers like the rooftop communal garden and the location. The development is less than 200 metres from Parramatta Square, the epicentre of Parramatta City Council’s huge revitalisation project. It is also close to Parramatta station and the 85-hectare Parramatta Park.
