A buyer will be able to add a town to their property portfolio.

The rare listing for 431 Jeb Stuart Road in Campo, California, consists of 28 buildings including 36 units.

Agents Nick Hernandez and Joseph Barela of Top Gun CRE suggest some of the vacant buildings could become an income stream by converting the spaces to gyms, laundromats and daycare centres.

The village has a price guide of $US6.6 million ($AU9,879,942).

Campo is in San Diego County in the US and has a population of about 3,597, according to Data USA.

Agents suggest on the listing that the town offers “vast potential for transformation and growth”.

The properties on offer were built in the 1940s. However, many of the residential units have undergone a recent renovation with new roofing and floors.

With a vast number of commercial spaces on offer, the listing is marketed towards “investors with vision”.
