A masterplanned community on the site of an old golf course near Camden has released its first collection of three-bedroom terrace homes.
The Hermitage, Gledswood Hills, by developer Sekisui House is offering 36 terraces tipped to prove particularly popular among first-home buyers and downsizers.
More than half the 19 Ravenwood by SHAWOOD terraces released in August have sold. A further 17 terraces in the Ravenwood enclave at the southern end of the 320-hectare estate are expected to hit the market before the end of the year.
The design of the community is heavily influenced by the developer’s Japanese philosophy of working with the natural surroundings – favouring roads that follow organic lines rather than straight grids, for example. Many mature trees that lined the original fairways have also been kept.
Ravenwood is less than one kilometre from a future shopping and entertainment precinct and a few hundred metres from barbecue and picnic areas, pedestrian pathways and a playground.
Craig Barnes, the sales, marketing and customer relations manager at Sekisui House, says all the hallmarks of the developer’s SHAWOOD style of home are featured within the Ravenwood precinct, including superior aesthetic finishes, organic design principles and high-quality craftsmanship.
“They have been thoughtfully designed to cater to a range of family structures and offered at a price point that should appeal to a broad cross-section of purchaser demographics, including first-home buyers,” Barnes says.
The homes, priced up to $744,000, can all qualify for the new state government stamp-duty exemptions and discounts for first-home buyers. Under the new scheme, which started on July 1, first-home buyers don’t have to pay duty for new or existing homes for properties up to $650,000. There is a discount on duty when first-home buyers pay between $650,000 and $800,000.
The two-storey, three-bedroom terraces include Fisher & Paykel kitchen appliances, landscaped yards and SHAWOOD’s trademark pre-engineered structural frame and external wall technology. This construction method allows for large, uninterrupted spans capable of creating double-height voids and generous interior spaces.
Several terraces have a detached living space that could be used as a fourth bedroom, home office or entertaining retreat.
By the time it’s finished, the estate will have more than 2000 new residences and 150 hectares of green open space, including parklands and a 27-hole golfing precinct with a nine-hole course designed and built by Greg Norman’s company.
The closest train station is about eight kilometres away. The Hermitage, Gledswood Hills, is about 55 kilometres from the Sydney central business district and 45 kilometres from central Parramatta.
