A house in Forde has broken the Gungahlin region record, selling for $2,035,000 prior to auction.
The previous Gungahlin record was set in 2015 when 55 Sue Geh Circuit sold for $2.01 million.
The sale tops Forde’s previous suburb record by a staggering $635,000. It was set in March when 3 Arndt Street sold for $1.4 million.
The resort-style property at 15 Quinane Avenue hit the market with fanfare and a Cirque du Soleil-themed open home.
McGrath Gungahlin agent Nick Slater said while his novel marketing brought people through the door, it was the quality of the home that drew potential buyers from as far as Jakarta and Singapore.
The five-bedroom, four-bathroom, four-car garage house sits on a 935-square-metre block and features bespoke fittings and 100 square metres of alfresco entertaining space.

Mr Slater said the circus-style marketing allowed people to interact with the home.
“Buying property shouldn’t be an unpleasant experience,” Mr Slater said.
“You shouldn’t have to sacrifice all of your weekends to stand in line and take a number. Why not make it a celebration? It should be a celebration when you buy a property.”

Mr Anderson said he was “very nervous” about the marketing concept, but thrilled with the results.
“The amount of exposure Nick’s got is beyond what we could have imagined,” Mr Anderson said.
Despite attracting international interest, Mr Slater said the home sold to a young local family.
“They’re really excited to move in and enjoy the property,” Mr Slater said.

Mr Anderson and Ms Kilmister have their sights set on an even bigger project. They’ve purchased Brindabella Hills Winery and have plans for a major renovation.
The sale is the latest in a string of suburb records for the Gungahlin region.
Records have been broken in Amaroo ($1.4 million), Casey ($1.3 million), Franklin ($1.17 million) and Ngunnawal ($1,425,000) in recent months.
Mr Slater said the strong sales have highlighted the quality of properties in the region.
“The area is still relatively young and there are still some homes that would eclipse [the region record] if they were to come to the market as well,” Mr Slater said.
Gungahlin is the second district to achieve a regional record this year. A Kambah house broke the Tuggeranong house price record by more than $100,000 in April when 43 Mount Vernon Drive sold for $1.4 million.
