A jaw-dropping house built on one of the smallest blocks in Australia has sold for $1.35 million.
On a 90 square-metre parcel, the tiniest residential site in Adelaide, are eight vertical shipping containers, comprising the four-level 10-12 Hamilton Street.
The cool and functional property demonstrates what outside-the-box design and thinking can achieve in a housing and construction crisis.
Campaign images that offer a unique insight to the work of the architect builder Damien Chwalisz, who collaborated with the vendor on the astonishing project, which sold on April 3.
“From Adelaide’s smallest residential allotment sale of approximately 90 square metres rises one of the most spectacular and unique inner city designs ever imagined and built,” the Ray White Adelaide City listing explains.
“If you are looking for something a little bit special that will be the envy of your friends then this low maintenance, high tech stunner could be the ticket but don’t hang around wondering as there might never be another opportunity like this one pop up in the city again.”
From the street, the home rises sharply, as a pair of dramatic columns – one on an angle – and a raised deck above the car port.
Layers of the city are exposed through large windows as the buyer ascends the levels, providing an intriguing perspective on the city.
The first floor is set aside for the main bedroom suite. Among the many showpieces is a raised, cantilevered bath tub, in a luxe, sapphire-tiled en suite.
On the rooftop is another deck, with a barbecue, where a studio or home office provides a quiet spot for work or hobbies.
A built-in picture window seat here – large enough to be a day bed – is the spot to watch the sunrise after a busy day.
The home is smart is more ways than one. Not only is the design is cerebral, but how it functions, too.
Double glazed windows have been installed throughout and it is pre-wired for solar, and Apple Homekit operates throughout.
Ray White’s Marco Lai and Andrew Downing handled the campaign.
Adelaide ended the 2023 in a strong position, with record-high house price.
It joined Sydney, Brisbane and Perth to conclude the year on this trajectory. Unit prices in Adelaide are also at their highest ever.
Adelaide’s house price growth lost some steam, slowing down, but still lifted to a new benchmark of $875,000. Unit prices also slowed, but still struck an all-time high, sitting at $484,000, Domain’s December 2023 House Price Report shows.
