Four Seasons House sales, leases opposite Tuggeranong Hyperdome a 'rare' offer

Investors will love the possibility of expanding their portfolios with commercial units opposite Tuggeranong’s Hyperdome.

CBRE’s Mark Nicholls says the multiple opportunities inside Four Seasons House on Greenway’s Anketell Street are unlikely to be repeated.

“Chances to buy into commercial spaces in the town centre are extremely rare,” he says.

“Everything inside the Hyperdome is lease-only and the only other commercial properties are in the new development down at Southquay.”

Unit 12 comprises the entire first floor of Four Seasons House and is fitted out as a 1363-square-metre office tenancy. The unit could also be suitable as a potential residential conversion.

Units 13-19 and part 20 comprise a number of for-sale tenanted investment opportunities on the ground floor fronting Anketell Street. These are leased to a number of tenants, including Planet Max, Bloomin’ Mad Flowers, Hodgkinson Real Estate and Ace High Eatery.

Units 22-25 are currently merged and comprise a fitted-out office tenancy with high ceilings. These units are suitable for a variety of uses such as office, retail, restaurant and personal services.

“They are available on an individual basis or in parcels of multiple units. The vacant units are also available for lease,” Nicholls says.

“This really is a great opportunity to invest in an area with strong fundamentals. We’re expecting a high level of inquiries during the expression of interest period, which closes on November 1.”

Four Seasons House is close to all town centre amenities, including the Canberra Institute of Technology, Lake Tuggeranong College, Limelight Cinema, The Homeworld Centre, Southern Cross Club, AMF Bowling and Lake Tuggeranong.

Anketell Street is one of the Tuggeranong Town Centre’s busiest streets and the major retail and commercial precinct for the district of Tuggeranong.

The area was developed in the late 1980s and includes a major shopping centre and smaller retail malls, new residential complexes and a service trades area, plus a number of community facilities and government departments.
