Go with the flow: Four luxury homes with the best river views in Australia

It’s no accident that many of Australia’s major cities are on the banks of grand rivers. Providing transport, a source of water and food and a means to trade for the country’s early settlers, rivers allowed cities to grow and prosper.

Today, properties commanding views of a rippling river enjoy faster capital growth than properties without such views.

Recent record-breaking property sales include 1 Leopard Street in Kangaroo Point, which changed hands for $18.48 million in March and claims some of Brisbane’s most spectacular river and city views; and the circa $18 million paid in January for Cate Blanchett’s Hunters Hill mansion overlooking the Lane Cove River.

“People are drawn to the ambience of a river view,” says McGrath Cronulla agent Michael Beattie.

“I often hear people say that ocean views are pitch black at night and there’s nothing to look at. But on the river, with sailing boats and other water craft, there’s always something going on.”

Place Estate agent Sarah Hackett lives on the Brisbane River and agrees that it’s the ever-changing landscape that provides endless appeal.

“There’s always a different boat going by, yachts or even party boats to look at and you also capture nice breezes,” she says.

Birchgrove NSW

Facing due north over Parramatta River, the four levels of this contemporary home at 106 Louisa Road are flooded with natural light.

There are balconies on each level to make the most of the outlook across the water to Greenwich and Woolwich, plus a waterfront deck with built-in Japanese barbecue.

And for boaties, there’s the added bonus of a private jetty and deepwater berth.
