As the sun dips gracefully below the horizon, the city views granted from scenic spots like Anderson Park and Fairview Park take on an even more magnificent glow, illuminating the skyline with a kaleidoscope of colour. 

Such breathtaking scenes unfold in and around Hawthorn East, where residents relish a smooth shift from the tranquillity of these inviting parks and tree-canopied avenues to the energetic vibrancy found along Glenferrie and Burke roads.

Market resilience of the east

Anton Zhouk, director at A-Z Real Estate Agency, vouches for the allure of Hawthorn East, highlighting its host of reputable schools, making it an attractive choice for families, particularly those with younger children.

“Most families in the area have set down roots since their children’s early years, often only relocating once the school years have concluded,” Zhouk says. “It’s clear why this suburb resonates deeply with its residents, with every conceivable amenity virtually at their doorstep, meeting all the prerequisites families seek.”

The recent Domain House Price Report reveals that the median house price in Hawthorn East is $2.43 million, indicating a 1.3 per cent annual growth, despite a downturn in several nearby areas. The array of premium properties, varying from grand historical estates to modern marvels, like the $5.86 million sale at 10 Clive Road by Zhouk and Associate director Sam Christensen last September.

“Interestingly, even when the market pulled back across many of our core areas, including surrounding suburbs like Hawthorn and Camberwell, we found that Hawthorn East was the most resilient,” Zhouk says. “This was purely due to stock levels being extremely low, ensuring that properties that did hit the market sold extremely well.”

A balance of business and belonging

Long-time residents Caroline and Mat Knipe see Hawthorn East as a vibrant community hub filled with like-minded locals who prioritise wellness and champion local businesses. Thus, when they decided to launch their Pilates studio brand, Love Athletica, the neighbourhood naturally presented itself as the ideal locale.

“We seamlessly blend into the cosmopolitan vibe of Hawthorn East, dotted with beautiful eateries, bars, and recreational facilities,” explains Caroline, whose interior design background shows within each of these studios.

Despite the enduring Melbourne-Sydney rivalry, the duo, who often visit Sydney, insists there’s no contest. Caroline articulates a sigh of relief with every return to her cherished suburb.

“Although our traffic can seem busy, it flows well without the density and complexity of Sydney,” she says. “Each homecoming underscores the exceptional quality of life we are lucky to enjoy.”
