Hidden gem on outskirts of Canberra sells just shy of $1m

A local couple snapped up a beautifully renovated family home in Canberra’s southern suburb of Theodore over the weekend for $990,000.

Five registered bidders had signed up to compete for 25 Vonwiller Crescent, which sits on an elevated position overlooking bushland, with three active bidders battling it out on March 22.

Lead agent and auctioneer Dan Cooper of Ray White Canberra said most of the interest came from young families.

“It was a great campaign, we had in excess of 70 groups through the home over a four-week period,” he said.

“The property itself was really well refurbished and just had a lovely aspect with a nice open-plan feel. 

“The buyers were a young couple who were looking to upsize.”

Cooper said the auction began at $880,000 and jumped quickly to the sale price.

“The whole auction only took about two minutes,” he said. 

“One of the underbidders was a single buyer and the other was a professional couple.”

Buyers were attracted to the private setting of the four-bedroom home, along with its modern kitchen, timber floors, large entertaining deck and multipurpose room downstairs. 

The listing also highlighted panoramic views as well as a playhouse and fire pit in the backyard as key features of the property.

Allhomes data shows 25 Vonwiller Crescent last sold in 1999 for $104,950. The median house price for Theodore is $850,000, according to the Domain House Price Report for the December 2024 quarter.

Canberra’s clearance rate over the weekend was 59 per cent, up from 54 per cent at the same time last year.
