Home in the Noosa hinterland comes with its own golf course

Where in Australia could you have your own private golf course next to your home, a heated pool, a championship tennis court and more than 60 hectares of prime land – and still be within a 20-minute drive to some of the nation’s top beaches?

We’re used to thinking of Noosa as an iconic holiday spot that has it all, but now there’s a home for sale in the hinterland to match.

“It has magnificent views of the Sunshine Coast hinterland, the Glass House Mountains and the coast to the east,” says agent Bill Malouf, director of LJ Hooker Double Bay. “And it’s only 30 minutes from Maroochydore Airport. This is a very, very special property that’s quite unique in Australia today.”

The property has come up for sale at a time when the local economy is storming ahead, too. With domestic tourist numbers up 12.3 per cent in the year ending June, compared with last year, and international visitors up more than 4 per cent, Noosa is undergoing something of a mini-boom.

And Eagles Nest is ideally placed to ride this tourism wave. Only an hour and a half from Brisbane, it’s extremely easy to get to from anywhere in Australia or Asia.

“I can’t think of many places worldwide that have their own private golf course next to their house, with the exception of [James Packer’s] Ellerston in the Hunter Valley,” says Malouf. “This is just sensational.

“Noosa is such a beautiful environment, too. The beach and national park are stunning, and there’s fabulous boutique shopping along Hastings Street, with great cafes and restaurants. It’s a beautiful lifestyle.”

Domain Group chief economist Dr Andrew Wilson says this lifestyle has made it “one of Australia’s most significant holiday destinations”, and now “a very positive property market too”.

“There’s plenty of energy in it now. It’s one of the strongest markets on the Sunshine Coast,” he says.

House prices have risen 9.9 per cent over the past year, and 23.7 per cent over the past five years, and apartment prices by a staggering 35.4 per cent and 17.5 per cent, respectively. The median house price in Noosa Heads is now $835,000, with the lowest-priced sold last year costing $435,000 and the highest, $5,382,000.

“The property market there has been quite quiet over the past few years, but it’s now come back well,” Dr Wilson says.

One of the reasons for this popularity is that Noosa has always been on the radar of seachangers, treechangers and retirees, as well as holidaymakers from Sydney, Melbourne, Brisbane and overseas.

In addition, the fall in the Australian dollar against the US dollar over the past few years means that tourism is likely to continue on its upwards trajectory.

National head of research for Savills Australia, Tony Crabb, says that Noosa is likely to be one of the big beneficiaries of the dollar’s slide. “Tourism is picking up big-time Australia-wide, both with domestic travellers deciding it’s cheaper to holiday here than to go overseas and international visitors coming here as prices are now very competitive. Noosa is on everyone’s radar – and that’s first-time visitors and repeat visitors, alike.

“Noosa competes for their custom with the Gold Coast, Palm Cove, Port Douglas and Bali, but it’s managed development of the area very well, rather like Byron Bay has.”

The secret of Noosa’s continued success is that it has kept its soul intact, believes Damien Massingham, chief executive of Tourism Noosa. “I think that’s been key to everything that’s been happening here,” he says. “Everyone’s passionate about keeping it genuine.

“We have some of the best nature in Australia, if not the world, here with the Noosa National Park right on the doorstep of the main beach, and we’ve coupled that with world-class updated accommodation and restaurants all using fantastic local product with great quality food and wine. We’ve refreshed everything, but it’s still very relaxed, and has its soul.”
