Seaforth Bluff is a well-kept local secret. Perched high above Sailor’s and Peach Tree Bay, many homes in this estate enjoy northerly Middle Harbour views, capturing the all-day sunshine that properties closer to The Spit often lack.

According to Max Walls International agent Anthony Walls, property turnover here is low, with residents sitting on their “heirloom investment” for the long-term.

“It’s very hard to find both sun and views in Seaforth,” says Walls. “David Place has both and when people move in, they’re in no hurry to move out. For years I’ve been coming up here to present very large offers to residents and the money won’t move people.”

“I’ve literally offered people double what they paid for their home and they’ll say no.”

In 2011, 4 David Place, a new seven-bedroom, six-bathroom property with five-car garaging and an internal lift, sold for a suburb record of $9 million. It previously sold for $3.4 million in 2008.

Now the southern neighbour, a late 1970s home on an undercapitalised 671 square metre block, has hit the market for $4.5 million-plus, and is already creating waves with expats.

Tucked into the apex of the cul-de-sac with arguably the best outlook in the street, the property captures panoramic views from Powder Hulk Bay in the north to Middle Head in the south, stretching across the shorelines of Northbridge with the Chatswood city skyline a twinkling backdrop.

“It’ll probably be another 30 years before a property like this with views in all directions comes onto the market,” says Walls. “The combination of views and sunshine is rare in Seaforth, so we’re expecting strong interest.”

At entry level you’ll find a home office, a living room and an original timber and gas kitchen adjoining the dining room. Each room opens onto the covered, wrap-around verandah.

There are four bedrooms upstairs, three opening onto the second verandah and the main with walk-in wardrobe and en suite. The current owners have been there since the home was built, understandably reluctant to move on from their piece of paradise.

Chances are the new buyer will knock down the existing home and build a dream home – and then follow the example of the neighbours and stay put for a good, long while.
