Homebuyers may have gotten their hopes up with this initially puzzling $1 million listing.

For that price, you’d think it’s the large home in the centre of the marketing image for sale. However, on closer inspection, it is the tiniest place in the picture which is on offer.

The petite one-bedroom property in London’s Clapton is for sale for £525,000 ($AU1,017,500), and is wedged between grander buildings.

Beyond the royal blue door is a renovated unit with a modern, subway-tiled kitchen, a spacious, private courtyard and a glossy combined laundry and bathroom.

Parking is off street, via a long driveway to the front door.

“The design is both functional and aesthetically pleasing, offering the perfect space for cooking, dining, and unwinding,” the listing, by Britain’s Winkworth agents, explains.

A spokesperson for Winkworth told The Mirror newspaper it represents value, with positives including parking, proximity to the station, a garden and a refurbishment.

“You wouldn’t get that type of house for £525,000,” the unnamed spokesperson said. “It’s attached to another building so effectively you have to take the picture of the whole thing. It’s part of the freehold of the building. You have to show that as well because it is a conversion.

“Considering that’s also part of the same [building] it will be all under the same freehold company you do have to show the building.”

The listing has been widely shared and commented on, online. It has done the rounds on TikTok, where users are agog at the London market.

One social media user said: “Somebody needs to tell the estate agent, ‘that is a garage sir’,” The Mirror reports. Another called it a “portacabin”.
