House for sale in country Victoria but you won't be living in the same spot

A family-sized weatherboard house is on the market but moving day will take on a whole new meaning for the buyer.

The new owner will acquire a three-bedroom rural property but they won’t be living in that exact spot in country Victoria.

The cream property at 3 Raggatt Street in Horsham, in Victoria’s wheat belt, is for sale – for removal.

The house, which was last traded in 2006 for $130,000, Pricefinder data shows, will need to be picked up and shifted by the buyer to their own land, wherever that may be.

The listing explains that developers have purchased the Reggatt street block and the property has to go.

Rather than bring in the wrecking ball, they have listed it for sale, seeking a purchaser who has a block of land but needs a ready-made dwelling.

A specialist house removal businesses will be called upon by the new owner. The cost varies, from $60,000 for a two-bedroom property to be moved and re-stumped to $300,000 for a larger house that is more than one storey or requires slicing and reassembly, to according to Domain.

This technique has been used by the makers of Nine’s The Block, including the Elsternwick season six years ago and the most recent series, filmed last year in Gisborne.

The houses were bought in different locations and carted on the back on trucks, in pieces, and reassembled at The Block sites, awaiting the teams to transform and extend them. Teams used the façade and bones of the original homes to lend character and heritage inspiration to a new location.

The buyer of the Horsham weatherboard will have an opportunity to do the same.

The property, which has gas heating, evaporative cooler and a wood fireplace, is on the books of agency Horsham Real Estate.

An enclosed verandah graces the front, with a simple grey laminate kitchen, foam-green bathroom with a retro sink vanity (shower over the bath) and a built-in wardrobe in the main bedroom.

A bathroom and separate toilet serves with home, with a laundry, both off the kitchen.

The vendor is inviting offers through agent Nola Brown.

Horsham is a large regional city of more than 20,000 residents in the Wimmera region, about 300km north west of Melbourne’s CBD.

Domain’s median house price for Horsham is $385,000, which is a spike of 11 per cent over 12 months and more than 37 per cent over five years, according to the latest House Price Report
