Clare Carter of Contemporary Architecture has done a sterling job of maximising space and light on this battleaxe block, with views over Sailors Bay thrown in for good measure.

Set in the heart of Northbridge, a 10-minute walk will deliver you to the Northbridge Baths, to the shopping centre on Sailors Bay Road or to the golf course, and it’s an easy 20-minute bus ride into the city.

Completed just two years ago, 33a Tunks Street offers easy family living with all the must-have inclusions. There’s a solar-heated pool and an adjoining sandstone terrace with fire pit, surrounded by manicured gardens and a mature shade tree, and with a trampoline and basketball hoop included in the contract. There are two separate single garages – use the one with internal access for the car and the other as a workshop or storeroom.

Storage is a strong point, with under-deck storage, a huge laundry with lots of cupboards and a further store room under the house.

Inside, polished ironbark floors add warmth to the neutral palette of whites and soft greys. Head upstairs to the open-plan living spaces that are zoned for living and dining, with a Lopi wood-burning fire and stackstone chimney surrounded by built-in shelving. Raked ceilings and clerestory windows provide plenty of natural light and there are two covered terraces, one delivering the best of the Sailors Bay views and the other with a built-in outdoor kitchen.

The stone-topped kitchen has Miele appliances and a walk-in pantry plus breakfast-bar seating.

The bedrooms are all on the split-level ground floor and include a bright master with a walk-in wardrobe and an en suite with heated floors and rain shower. There’s also a second living room on this level with access to the garden.

Additional features include a home office, shadowline ceilings, an outdoor shower, a wine cellar, an integrated sound system and an eco-friendly air-circulation system.

Darren Curtis of Christie’s International Real Estate will take the property to auction on August 12, with a guide of $3.5 million to $3.8 million.

“It’s unusual in this area to find such an appealing offering, so recently completed, in this price range with this level of privacy,” Curtis says, “[and with] a north-facing aspect and water views.”
