House price record smashed in Gungahlin

A new house price record was set for the Gungahlin region as 2024 came to a close, despite a challenging property market throughout the year.

The stunning home at 1 Ray Ellis Crescent in Forde sold for an impressive $3.24 million through Bastion Property Group just a week after it went up for auction on November 30.

It beat the previous record by nearly $400,000, held by 101 Langtree Crescent in Crace since June 2022, which also sold through Bastion Property.

Canberra’s median house price is currently $1,081,227, according to Domain data.

Listing agent Theo Koutsikamanis said 1 Ray Ellis Crescent drew significant interest, with three registered bidders and two active buyers on the day, although it initially passed in at $2.7 million. Strong negotiations after the auction saw a new benchmark set for both Forde and the wider Gungahlin area.

Koutsikamanis said interest included buyers living on the south side, and with more people working from home, the appeal of spacious family homes such as this has increased.

“Buyers are more willing to cross the bridge, especially when looking for properties that offer a blend of comfort, space and proximity to key amenities,” he added.

“This property was in a highly convenient location which added to its appeal.”

Designed by DNA Architects, the expansive home included four bedrooms, three bathrooms, and four parking spaces on a 1053-square-metre block.

A formal lounge, rumpus room, games room, and centrepiece open-plan kitchen opening out to al fresco poolside entertaining, were its key features.

Located across from a reserve in the family-friendly community of Forde, nearby amenities include the popular Forde shops, Gungahlin Marketplace shopping centre and Burgmann Anglican School.
