How it sold: Young family nab Calwell home for $1.208 million

A young family returning to Canberra outbid sharp local competition to nab a renovated Calwell home on a stunning 1300-square-metre parcel of land after just five days on the market.

The elegant single-level, five-bedroom property, owned by the vendor for more than 30 years, featured magnificent well-kept gardens on a sprawling block with Tinderry mountain views.

According to agent Amr Bakry of Belle Property Canberra, the home was well-built and had numerous features that appealed to buyers, including its position on a quiet street, its size and thoughtful upgrades.

Nearly 25 different groups eagerly walked over the threshold in three quickly consecutive open homes before an offer of $1.208 million was accepted. 

Allhomes sat down with Bakry to talk about how the unique home sold in the current market.

Why did the owners wish to sell?

The owners had lived here for over 30 years! Their children had all grown up and moved out. The home had it all, but they felt it was time for a sea change.

What do people find appealing about Calwell as a suburb? 

In many pockets of Calwell, there are breathtaking views, with proximity to nature reserves and Lake Tuggeranong. It also offers great value for buyers. A similar home on a large block that’s only a 15-minute drive closer to the city centre could cost more than $1 million more!

Was this a good result for this type of home and the area? 

There aren’t too many five-bedroom homes that come up for sale in Calwell. The range for these homes varies significantly, from a low of $950,000 to highs of $1.3 million. We achieved a sale price closer to the top end of that range, which I consider a great result.

How did you achieve a successful sale? 

Teamwork with the owners was the number one principle here. We professionally styled the property by bringing in items that complemented the owner’s existing furniture. The owners decluttered the home and ensured that the magnificent gardens were at their best. When the views are this good, twilight and drone photography can make a huge difference.

Finally, we invested in intensive marketing through a big neighbourhood letterbox drop, door knocking, targeted social media and using the Belle Property national database to reach buyers who are looking for this type of property.

What should buyers and sellers take note of in Canberra’s property market now?

Properties with unique features that are well-priced and presented well will continue to sell quickly.
