The apartment market in Canberra is evolving, and sophistication is the name of the game.
Gone are the days when functionality alone defined their design – today’s new developments are a blend of luxury, thoughtful design and a lifestyle-oriented ethos.
These aren’t just places to live; they’re spaces designed for living.
One is Ethos, a project under construction at 167 Emu Bank in Belconnen. It’s the second stage of the Cirrus development, and is is all about elevating living.
The first two towers stand tall at 18 and 24 storeys, commanding attention on the Belconnen skyline.
However, with Ethos, the developers, Per Se, have taken a different approach. This exclusive lakefront tower will rise just 13 storeys and house only 88 residences, prioritising space and liveability for residents.
And forget your standard mix of apartment configurations.
“At Ethos, we don’t have any one-bedroom apartments,” says agent Tony Trpeski of Seminara & Co Properties. “Instead, we’ve got two, three and four-bedroom residences.”
The four-bedroom option is not a traditional product, he adds, but when selling the first two towers, “what we heard from a lot of people was, ‘If only you offered a fourth bedroom’ – so we took the leap”.
The two and three-bedroom apartments are spread across the levels, while the top two storeys will host several three and four-bedroom, two-storey penthouses.
“You have a lift in each of the three and four-bedroom penthouses, which is quite unique,” Trpeski says.
“People don’t have to compromise on space, and they can use the lift to easily move between the levels.
The garden apartments on the lower levels have terraces of 40 to 45 square metres, designed for entertaining or enjoying the outdoors in a low-maintenance setting.
The design ethos of all residences prioritises open-plan living and seamless integration with the surrounding environment.
The development also incorporates innovative building methods to enhance sustainability.
Advanced thermal-mass construction reduces energy consumption and improves acoustics, creating a quieter, more energy-efficient home.
It also helps keep residents comfortable year-round, reducing reliance on the ducted, reverse-cycle air-conditioning systems.
Adding to the luxury are features such as designer kitchens with stone benchtops, Smeg appliances and timber-grain joinery.
Cantilevered windows in select apartments amplify the spectacular views.
That spectacular outlook remains constant whether you choose a garden apartment or a soaring penthouse.
Every Ethos apartment is north-facing, ensuring spaces are bathed in natural light and offer views over Lake Ginninderra towards the Brindabellas, and of the development’s leafy surroundings.
In addition, they all boast the same enviable lifestyle offering.
Nestled on the water of Lake Ginninderra, Ethos enjoys a close connection to walking paths, parks and the vibrant amenities of Belconnen.
“You’ve got easy access to the lake for morning walks, parks across the road, and a fantastic selection of eateries right on your doorstep,” Trpeski says.
“For residents who don’t want to drive or don’t need to drive, you can walk to the Westfield shopping centre and the Belconnen Markets.
“And there’s great public transport and easy access to other town centres.”
Trpeski believes Ethos reflects a shift in how people in Canberra view apartment living.
“These are residences,” he says. “These are homes where people can have a 12-seat dining table in the dining room, but without the need to mow the lawn.
“Ethos is about living with soul, with a purpose and really enjoying it.”
Construction of Ethos is currently underway, with the first residents expected to move in by early 2026.
