How to sell a house fast

If you want to sell, and sell for the best possible price in today’s fickle property market, then preparation is the key, experts say.

“Now you have to do a lot more than bang in a sign and wait for the buyers to come,” says John Cunningham, president of the Real Estate Institute of NSW. “Selling a property involves a very complex, and specialised, process. It’s not for the faint-hearted!”

Here are six factors you need to get right in order to get the “sold” sticker on that sign.

Pricing

Decide on a competitive, realistic price guide by checking, with your agent, recent sale prices of comparable properties, advises Simon Exleton of McGrath eastern suburbs.

“You don’t want to pitch your property at too high a price where it won’t sell and sits around for weeks or months, but at an achievable level where people see good value,” he says. “Then set a date for your 30-day auction campaign.

“That creates a real sense of urgency, attracts buyers and gives them a deadline for their searches and reports, and builds up to a crescendo on auction day.”

Presentation

Making your home look as good as it can is vital to the success of your sale. Rosalie Gordon, principal of Planet Properties inner west, says the first tasks are to have a mammoth declutter and then clean everything until it’s absolutely spotless.

“A fresh coat of paint can do wonders for the interior, and you need to tidy up the garden,” she says.

Consult a stylist if you don’t have natural flair for making your home look good, and be open to the idea of hiring furniture or mixing and matching with some of your own.

“Any money you spend on presentation, you’ll get back,” says Gordon. “We say every dollar spent earns you $5.”

Promotion

People often say you need just one buyer to sell your house, and that’s right, says Brian White, chairman of Ray White. But if you have two or three or more interested buyers, then you’re likely to end up with a much higher price.

“If your agent has a good plan to promote your property and maximise competition for it, then you’re going to be a lot better off,” he says. “I’m a great believer in covering the entire market.

“That means a strong digital presence, advertising in print – which can have the effect of attracting a buyer who’d never even thought of buying before he saw your property for sale – and having a database to contact. You need to find an agent who’s going to work as hard as they can for you!”

Photography

With the reach of the internet, professional photography has never been more important. Laing Real Estate managing director Vicki Laing had to stop someone from photographing their house themselves.

“The photos have to show the style of your home, a great setting, make the best of any views or outlook and give the prospective buyer a warm and fuzzy feeling,” she says.

“Then they have to be right for the internet, for print, for brochures; it’s a more specialised job than ever before. They might have to catch the eye of someone looking in London, who then decides to send a representative to look and buy.”

Placement

Placing your property in the right marketplace is vital, advises David Buttel, managing director of Raine & Horne, Neutral Bay.

If it’s likely to appeal to an investor, then it should be portrayed as a low-maintenance home that looks after itself, together with a rental history and any other appropriate facts, like low strata levies.

“Then if a young family are likely to be the buyers, it should be placed as a property close to parks, schools, shops transport,” he says. “For first-home buyers, it’s often all about the pricing, and for empty-nesters it’s security, level access, proximity to shops and cafes.”

Potential: Should you renovate to increase your sale price?

It’s the $15,000 to $150,000 question: your home looks great, but the state of the kitchen, or bathroom, or back deck lets it down. So should you renovate, or would the buyers love to do it themselves?

REINSW president John Cunningham says there’s a simple rule of thumb to help you make the decision.

“If something is under-done, or half-done, or partially done, then that can lead to a massive discount on price for your home,” he says. “It’s like cooking to a recipe and leaving out a vital ingredient.”

“But then if it’s 90 per cent untouched, leave it. People can see the potential and they generally love a blank canvas.”

Obviously try not to over-capitalise. A good real estate agent will usually advise you on what your spending limit might be to ensure a good return on your investment. A Rolls Royce-standard new kitchen in a Kia-type cottage, for example, will always be a step too far. Try to match the level of the house when you’re deciding what to do.

“If you have a $1.5 million property, then a renovation could cost you $15,000 or $150,000 but 1 per cent spent wisely could bring you a 10 per cent return.”

Fresh paint is a winner

With three small children of their own, Jason and Cherie Watson felt sure the main appeal of their three-bedroom home in Matraville would be to similar young families.

So a major priority was to tidy up the back garden before putting the house up for auction. “We thought our big market would be a family perhaps moving from a unit, eager to get some grass under their feet,” Jason says.

“We wanted then to make sure we were showing off that grass nicely!”

That child-friendly yard is a great feature of their single-level semi at 14 Moorina Avenue, overlooked by its open-air undercover dining terrace. Another is the light-filled, open-plan spaces inside.

“We painted the place throughout, top to bottom, to freshen up the interiors,” says Jason, 31, who runs an equipment-leasing business. “That always makes a big difference, as well as doing all the little odd jobs around the place, like tidying up the grouting in the bathroom.

“They’re the kind of jobs which, if not done, become a negative, and when they are done, no one notices!”

Jason and Cherie, also 31, and the children, aged six, four and 15 months, are moving to Kuala Lumpur with his work, after selling their home, with its attic storage or study area, at auction next Saturday through agent Shane Vincent of Belle Property Randwick (0425 333 400). It has a price guide of $1,125,000 to $1,175,000.

Already a stand-out in the market as a comparatively rare free-standing Federation house in an inner city location, Ray White agent Shaun Stoker advised the owners on two other ways to make their home even more eye-catching.

“On my advice, they got a landscaper in to re-do the garden,” he says. “It’s such a nice back area, I thought it could be easily made even better, especially as there’s such a great flow into it from the living room.”

The vendors, who are moving to Queensland for a lifestyle change, also hired a stylist to make over their home, partly with their own furniture, and partly with hired furniture, to show the space off to its best advantage.

“That 50-50 mix sometimes works extremely well,” says Stoker (0424 172 217), who’s auctioning the three-bedroom, two-bathroom house on March 12.

The house has undergone a complete renovation within the last 12 months and, in addition to the hardwood floors and high ceilings, has an open-plan living and dining area, a slick kitchen with polished concrete floors and a north east-facing deck with timber seating for outdoor entertaining. There’s also attic storage with a pull-down ladder.

Knowing the price will appeal to first-home buyers and investors, and LJ Hooker Granville agent Soon Tee (0420 966 377) also made sure the interiors were clutter-free.

“That choice of agent was also critical,” says Jason. “We wanted someone who knew our target market, and he does!”
