Iconic Falls Festival site for sale – with stage included

A 68-hectare site in Lorne, Victoria is back on the market after it failed to sell two years ago. 

The farm used to host the annual Falls Festival, a major music event that started in 1993. 

At its peak, the music festival used to attract over 15,000 visitors to the Great Ocean Road every year.

Major Australian and international artists have played at the festival, including Blondie, The Black Eyed Peas, Silverchair, Childish Gambino, BØRNS, Lil Nas X, and The Wiggles. 

The last festival at the Lorne site was held in 2018. Since then, other editions of the festival have been held in Byron Bay and Melbourne. 

The owners of the Falls Festival site in Lorne are now selling their property with Jason Hellyer, director of Ray White Rural Victoria.

“The property would be a terrific acquisition for hospitality and short-stay accommodation,” Hellyer said in a statement.

“You really need to explore the property to understand what’s on offer. Beyond the manicured grounds, stage complex and manager’s cottage at the front of the property, there’s a network of driveable tracks that traverse through the Otway Forest.

“To replace what is here, both above ground and below, would be astronomical in today’s money,” the agent said.

In 2023, the site was listed for offers around $4 million but did not find a buyer. Two years later, it is back on the market for a price guide of $2.25 million to $2.5 million. 

“What we saw between 2021 and 2023 was a fairly hefty spike in rural values, particularly for lifestyle blocks, because of COVID. 

“That spike’s pulled back significantly and as a consequence of that the pricing has pulled back significantly,” Hellyer told The Australian Financial Review

He anticipates that the property will appeal to those looking to start up a tourism, education or hospitality venture. 

Buyers have the choice to buy the entire site, or smaller lots. Written offers of interest in the site are due by 5 March.
