A Sydney renovator with impressive views has sold for a seven-figure sum.

The three-bedroom, two-bathroom home at 88 Rowntree Street in Birchgrove, charmed a buyer at auction on June 22, selling for $2.8 million, as stated on the listing.

Listing photos reveal front-on views of Sydney Harbour Bridge from the upper level, making for an ideal New Year’s Eve vantage point.

The property is situated on a double-width block of approximately 221 square metres, with an internal floor area of about 145 square metres. This equates to $19,310 per square metre.

Domain’s Price Per Square Metre Report, released in March, reveals Sydney has the significant lead and remains the most expensive capital at $2590 per square metre.

Sydney is the only capital commanding more than $2000 per square metre and is 41 per cent more expensive than Melbourne at $1838.

The Victorian terrace is described on the listing as having “huge potential for renovation and reinvention”.

Interiors feature floorboards, high ceilings, concrete floors in some rooms, whitewashed walls, partially-completed tiling and two retro-style kitchens.

There is a courtyard and terrace for entertaining, however, the crème de la crème is by far the front-on views of Sydney Harbour Bridge.

Birchgrove is located 5km west of the CBD. While there aren’t enough sales in the suburb to determine a median house price, experts predict house prices will surpass $1.7 million in Sydney by the end of Financial Year 2025.

Domain’s Forecast Report for Financial Year 2025 reveals a new record high between $1.73 million and $1.76 million could be achieved if forecast growth of six to eight per cent eventuates.
