Eyes on the prize: Landmark Kingscliff home hits the market for close to $7 million

For buyers looking for a serious beachfront retreat, an architectural landmark property at Kingscliff in northern NSW has hit the market priced at a cool $6.995 million.

Dubbed the North Point Residence, the impressive spread has five bedrooms, an 18-metre swimming pool, full-sized tennis court and almost 2000 square metres of land right by the beach.

Designed by Paul Uhlmann, the main home was built in 2011 with its distinctive “roundhouse” added in 2015.

Kingscliff has been a star property performer in recent years, maintaining its strong momentum of upward growth even during a national downturn in prices.

Domain Group data to the end of June shows that Kingscliff’s median house price grew 11.8 per cent over the year, and 57.8 per cent over the past five years, to $945,000. Records show the lot that hosts the North Point residence last changed hands in 2011 for $3.15 million.

Agent Nick Witheriff from LJ Hooker Kingscliff said the home’s “grand location and size,” as well as “fine finishes and celebrity-style interior look” would make it a particularly hot prospect.

“It’s the only property in the region that offers three beachfront blocks,” Mr Witheriff said, adding that it was one of only two homes in the area with a tennis court.

Launched on Friday,  it was attracting a a good level of inquiry, including interest from abroad where the home was also being marketed.

“We’ve found that with the foreign investment requirements nowadays, we’re seeing less of the inquiry of the coming out of Asia, but more so from New Zealand and our Pacific counterparts,” Mr Witheriff said.

He said they were seeing properties in the area selling to people from places like New Caledonia, as well as Australian expats looking to return home.

Mr Witheriff said the vendors were moving to be closer to their children and grandchildren, and the home was surplus to their needs.

“My feeling is that it will be enjoyed in the same way it is now by a family,” he said, explaining that the roundhouse was a parents’ retreat, and the layout would suit a family with older children.

He said it was also a fantastic holiday investment, with the potential to host families separately in both the round house and main house.

Mr Witheriff said the northern NSW region overall had experienced strong growth, with Kingscliff a standout area.

His agency had sold more than $10 million worth of property recently on North Point Avenue – including numbers 7, 12, and 26 – and all, Mr Witheriff said, had gone to buyers looking to live in the properties.

He identified a lack of available land as one of the factors driving the strong demand and price rices, as well as significant shift in demographic, with most of their buyers looking to live in the homes permanently.

“The main reason for that has been the new infrastructure,” he said, citing over a billion dollars worth of amenities including an upgrade of the hospital, local roads, and a new shopping centre.

The property at 44-48 North Point Avenue is also less than half an hour’s drive to Coolangatta Airport, and within an hour’s drive of the Gold Coast and Byron Bay.

In particular, Mr Witheriff said, he’d noticed a shift in people in their 30s and 40s returned to the area looking to raise their children, as well as active retirees attracted by the weather and accessibility.

“We get people coming from Sydney, Melbourne and Brisbane,” he said. “It’s a very safe place to live.”
