Luxury for less: The most glamorous houses for sale for $2 million

Trophy homes in the most exclusive suburbs can cost tens of millions, but buyers willing to look further afield can find luxury living for less.

In NSW, an historic five-bedroom home at 150 Back Brawlin Road, Cootamundra, has hit the market with a price guide of about $2 million.

The luxury home, which includes a tennis court and swimming pool, and sits on almost five hectares of land, was built in the 1860s.

It has since been updated and extended by the current vendors who have called it home for the past 30 years. They’re looking to move closer to family.

“The property is quite unique, not just because of the smaller land size, but also because we don’t get a lot of properties in this price range,” Nutrien Ag Solutions selling agent Judy Boyd said.

It’s much more amenity than many Sydney buyers would expect for the same price, given Sydney’s median house price reached $1,459,856 in the March quarter, Domain data shows.

But it’s still a significant premium for the area. The median house price in Cootamundra, more than four hours from Sydney, is $380,000, Domain data shows.

In Heathmont in Melbourne’s outer east, a Victorian-style modern five-bedroom home at 148 Heathmont Road includes a swimming pool and even a luxury chicken coop and chicken run.

The home, built 15 years ago, also includes a studio, gym and office space.

With an advertised asking price of $1.75 million to $1.9 million, Barry Plant Heathmont’s William Wong said he didn’t expect the property to be on the market for long.

“Buyers are mostly looking to upsize mainly in the local area,” Wong said. “Sales of $1.5 million used to be the highest sales, but because of the market $2 million to $2.2 million is actually quite acceptable for this area.”

Heathmont’s median house price is now $1,028,000, close to Melbourne’s overall median house price of $1,023,116.

About 40 minutes from Brisbane, in Wellington Point, a tennis-loving family has listed the luxury five-bedroom house they built five years ago.

The home at 42 Marlborough Road has a “championship sized” tennis court on the 1200 square metre block and comes with two swimming pools and price hopes of about $2 million.

Chapter Estate Group’s Joseph Lordi said interstate and local buyers had been interested in the modern, luxury property. The suburb’s median house price is $950,000.

“The home is really good value because it’s within walking distance to the shops, to the beach and the local schools are just a stone’s throw away,” Lordi said. “If you picked up and moved this home a couple of kilometres closer to the city, you’d be paying a lot more.”

It was a similar story in Claremont in Tasmania, where a unique and fully renovated six-bedroom house at 12 Moreton Crescent is asking $2 million plus.

“I think where the property is, it’s in a part of Claremont called the Cadbury’s Estate, is why it has this price,” Wolf Property Hobart’s Cam Rogers said. “If it was in Sandy Bay the price would be double.”

Claremont’s median is $560,250, Domain data shows.

The home, originally built in the 1970s, also has a pool and stunning views of the coastline, and has been fully renovated by the vendors who have called it home for 25 years.

Another luxury house with water views close to Adelaide is also offering buyers a relatively good deal.

The six-bedroom house at 6 Mckinlay Court, Mawson Lakes, includes two home theatre rooms, a bar, a formal lounge and a balcony overlooking the lakes.

The house was built in 2008, LJ Hooker Adelaide Metro’s Neil Liu said, and offered buyers bang for their buck. Especially since the land size of 800 square metres was double those in nearby streets.

“It is a landmark property for Mawson Lakes,” Liu said. The median house price in the suburb is $580,000.

Meanwhile, in East Perth, a four-bedroom, three-storey home close to the Swan River has been listed with hopes of $1.9 million or more.

The house at 31 Victory Terrace has a huge double garage and room for storage and a top-floor lookout.

With the East Perth house price median at $540,000, the property may seem expensive, but is a good buy compared to other sales in the area, some of which have exceeded $2.7 million recently.

Perth’s overall median house price is $672,177.
