A rare “membership” to live in other trophy homes around the world comes with a lavish Aussie penthouse for sale.

Kloud in Palm Beach is a new project on 23 residences, which is expected to break the Queensland coastal suburb’s price records.

The new owner of the Kloud penthouse will score a membership to a platform that gives them access to stay in 18,000 properties in 100 countries. It is a golden key to billion of dollars worth of holiday homes owned by other high-net worth people, wherever first class may take them.

ThirdHome, a home exchange members-only club, has paired with Graya, the developer of Kloud Palm Beach, in an Aussie first.

The Kloud penthouse is hard to top – the 507 squate-metre, dual-storey trophy home in the sky has an ocean-view terrace, indoor steam room, fire pit, spa and a pool.

But when the buyer elects to travel, they can match that level of luxury from ThirdHome’s $27 billion portfolio.

Graya’s associate director Shaun Mets said in a statement the membership provides “the purchaser with access to a curated selection of premier global homes and enriching their lifestyle beyond Palm Beach”.

There are only seven residences left of the 23 which are under construction at Kloud, in the Gold Coast suburb. The penthouse and sub-penthouse have just been released to the market.

The best known resident will be Grand Slam great Ash Barty. The former world number one tennis player bought into Kloud in March. She is a friend of Graya and had watched their projects for some time, the company confirmed when the transaction took place.

But when the penthouse buyer elects to travel, they can match that level of luxury from ThirdHome’s $27 billion portfolio.

Kloud’s marketing agent Jamie-Lee Edwards, director of JLE Projects, said in a statement that homeowners in this price bracket want flexibility.

“Today’s luxury buyers are looking for ways to maximise the use of their second homes and holiday properties,” Edwards said. “They want the freedom to explore the world, without being tied to just one location year after year.”

Rob Gray, founder of Graya, sold his Burleigh Heads family home, Dune, for a suburb record this week. The buyer is fitness mogul and online coach Adam Sullivan.

Gray said Kloud’s construction has hit level three and price barriers for the postcode are expected to be shattered. “We should out-do the highest sale in the suburb in that project. The product definitely warrants that.”
