Meriton unveils its largest ever apartment development in Pagewood

A former British American Tobacco and Holden site is on its way to becoming one of the biggest new residential developments in the eastern suburbs.

Pagewood Green, opposite Westfield Eastgardens, is expected to include more than 3000 apartments by the time it’s finished in a decade or so. It’s the largest single project ever undertaken by developer Harry Triguboff’s Meriton group.

The first release of apartments in stage one was recently brought forward to this week.

Triguboff says this move was in response to an ever-growing appetite from owner-occupiers and tenants for “shiny new” and spacious apartments in a lifestyle setting within easy reach of the CBD.

“We’ve almost been caught off guard by the rental demand we’re experiencing for our projects, especially from families, in areas like Mascot, Zetland and Waterloo,” he says.

SJB Architects designed the first stage of the project, the four Allium towers, which have golf course and CBD views. Many of the 487 apartments are three-bedders, targeting the family market. The first release features 236 residences in two towers.

The design includes central podium gardens on level five, above-ground parking, pool, spa, sauna and gym. A new street through the site is proposed to host bus stops linking to routes from the interchange at Westfield.

Pagewood Green is to be developed in several stages, with design competitions for each stage run in consultation with the local council.

The mixed-use development is slated to include a childcare centre, shops and cafes. It’s about 20 minutes’ walk from the proposed light rail terminus at Kingsford and 12 kilometres south of the CBD.

Couples with children – or planning to have them – are the target market for Home in Rosebery. Twenty-two of the 26 apartments in the project have three bedrooms. The residences have been designed to eliminate un-useable floor space and maximise storage. Aaron Tippett, director LivStyle, says the developer has already had success with its other Rosebery developments, Astor, Verde and The Parker Residences. “Young couples love Rosebery but we’ve learned that many want larger apartments in which to raise a family,” Tippett says. Launching this weekend, Home is about six kilometres south of the CBD, 600 metres from the entrance to the Eastern Distributor and 15 minutes by foot to Green Square station.

The first of four penthouses at 41 Birmingham have hit the market, more than three years after the project’s initial launch. Apartment 501 has rooftop landscaping by William Dangar, as well as architecture and interiors by SJB.

Developer Greg Sheehy, of Rubicon, says the private rooftop makes the most of Sydney’s great year-round climate. “We designed a rooftop that would encourage people to use the outdoor space even more than their interiors.” There’s also an outdoor kitchen, spa, shower, cable TV and Tuuci architectural umbrella. Inside finishes include terrazzo stone, lime-washed cyprus pine, Carrara marble and exposed concrete ceilings. The Birmingham development comprises 23 apartments and one commercial space.
