Mid-century modern home in Lyons sells after just 13 days on the market

Canberra has a remarkable collection of mid-century modernist designs, and when these houses pop up for sale, it’s safe to say they won’t be available for long.

This was certainly the case for the five-bedroom home at 17 Olympus Way in Lyons, which sold for $1.685 million to a local family prior to auction after only 13 days on the market.

Situated on nearly 1200 square metres, the home features many of the hallmarks of the mid-century era with its flat roofline, clean lines, timber floors and outdoor spaces, such as a front courtyard and a large deck overlooking the backyard.

According to the seller, the home is perfect for families who like to entertain.

“Having so many different functional rooms, inside and out, is so wonderful, whether it’s having family and friends over for a barbecue, a glass of wine in the courtyard in the afternoon, kids in the rumpus, or [finding] a quiet moment of peace in the master bedroom,” they said.

Allhomes sat down with agent Leanne Palmer of Belle Property Canberra to talk about how the property sold in the current market.

What made this property attractive to buyers?

Buyers were attracted to the mid-century modern design and all that it offers, such as spacious rooms, an open plan, natural light and the seamless indoor-outdoor flow. It’s perfect for families with functional living areas, extra space to work from home and guest accommodation. Overall, this home is a pretty cool place.

What do people find appealing about Lyons as a suburb?

Lyons is close to not only the Woden Town Centre and the Canberra Hospital, but the CBD is an easy 10-minute commute. Families are attracted to the nearby quality schools and childcare centres, while recreationally, there are numerous walking, hiking and cycling trails close by.

Was this a good sale result for the home and area?

Yes, this was an excellent result. We had 33 groups inspect the property over three very active open homes in less than 13 days. It was intense, but this house was able to easily accommodate a crowd. It was a joy to host in such a wonderful property.

How did you achieve a successful sale?

The house is extremely photogenic, and the seller presented it beautifully. Then, Belle’s marketing added that extra touch to make the property stand out in a crowded marketplace.

We attracted the right combination of buyers for the home and the suburb and were able to facilitate the process by providing the information and assistance required to get the property sold easily and in a timely manner. The sellers were delighted to have sold the home quickly and stress-free.

What should buyers and sellers know as we move into 2024?

We will see more housing stock come onto the market … in 2024. We have noticed more confidence and less hesitancy from buyers. Sellers are comfortable putting their properties on the market, with fewer people adopting a “let’s wait and see” mentality.

I’d suggest both buyers and sellers ensure they are aware of what’s currently happening in the market. Research and data are easily gained, but don’t hesitate to ask your agent to fill in the gaps. We have the data at our fingertips and are happy to share.
